The Emerson St. Project in N. Portland is an example of a whole-house renovation of an existing house down to the studs. The client brought the house with the express purpose of renovating it because the view of downtown Portland is so spectacular.
In doing renovations, decisions had to be made in what to retain and what to revise. Renovations are usually always the most expensive construction method, usually exceeding $135/sq. foot. The more complex the remodel the easier the decision is made to simply start from the original studs.
